This development plan is a proposal for a multifamily community on a boutique scale and quality. Its location will be the Houston Metropolitan area and is adapted to urban or suburban infill tracts of land in areas responsive to the development’s program and market value.
The illustrations represent the method and flexibility of adapting the proposal to various land tract scales, referencing the typical 50×100 foot house lot as the land unit module and proposing a single 6- unit multifamily complex as the building module. The smallest is 2-50X100 lots at approximately 1/8 acre, next is 4-50X100 lots at approximately 1/4 acre, and last is 8-50X100 lots at approximately 1 acre. The building module multiplies corresponding to the land expansion.
The development shall be a community. The Brand for the community, Crossvine, evokes the garden character which shall be the principal amenity and attraction of the community. This garden shall be complemented by a water feature that shall be the trademark and highlight in the garden oasis.
An additional special feature of the community is the design strategy of transforming and weaving the water retention infrastructure, or detention pond, into the common areas of the community.
The firm is actively seeking appropriate sites for the development; and investors, landowners or collaborators inspired by the concept and interested to invest their resources towards its realization.
